Rising from the foundations of a former bank is Gemini One—a high-end residential building that marks the first phase of Millewee masterplan in Bertrange, Luxembourg. Designed by Sideshore, the project engages with the complexities of adaptive reuse at an urban scale by establishing a dialogue legacy and innovation.
Gemini One reimagines the concept of vertical living in the heart of Bertrange. Conceived as a hybrid of urban sophistication and landscape sensitivity, the project occupies a transitional site between dense city fabric and surrounding parkland. The design emerges from a deep reading of the terrain’s microtopography, resulting in a stepped volume that nestles into the slope while maintaining a confident urban frontage. By embedding rather than imposing, Gemini One reflects Sideshore’s commitment to contextual intelligence and environmental responsiveness.
The building’s five storeys above ground are offset from one another to break down the mass and generate outdoor terraces on multiple levels. This articulation not only softens the building’s silhouette but also provides each of the fifteen residences with generous outdoor space and panoramic views. The apartments—ranging from 90 to 185 square meters—combine open-plan layouts with precise spatial zoning, using subtle level changes and built-in joinery to define areas for living, dining and rest. Interiors are finished in a restrained palette of oak, terrazzo and brushed metal, fostering a calm and tactile domestic environment.
Below ground, two levels accommodate shared facilities designed to enhance quality of life and community. A vaulted lounge area occupies the footprint of a former munitions depot uncovered during excavation—now reimagined as a social hub and co-working zone. A wellness suite includes a hydrotherapy pool, infrared sauna, and quiet rooms carved into the bedrock. A geothermal heating and cooling system supports the building’s low-energy ambitions, complemented by extensive green roofs and greywater recycling. With Gemini One, Sideshore proposes not just a place to live, but a new model for sustainable luxury in peri-urban contexts.
